When Selling a property there are many things to get right not just choosing the right estate agent. To get the ball rolling you firstly need to choose the right time to sell. This doesn`t just mean when the media tells us house prices are at an "all time high" you also need to know about seasonal fluctuations and regional peaks and troughs. The rule of thumb is that selling has two periods through the year, January to March is the peak viewing time and March to July is when most sales are closed. This however is only a rule of thumb and may not apply to your property.

When you have decided upon when you are going to sell, try to put your home on the market around four months before this date to give you a fair chance of selling it for that time. However once it is on the market the hard work starts. The presentation of the property can be the difference between a property that will sell or not.

Ensure that the property is presented to the highest levels at all times especially the external views, you never know when someone will drive past looking at your property as their potential home. It is also this area where first impressions are made, a bit of sprucing and weeding never goes amiss.

Next keep the property clean and tidy, a clean, fresh property is a welcoming property. Although potential buyers of your property will be providing their own furniture and decor this doesn`t mean that the current items should be of poor quality you need to make the property look and feel like the way they will want it, consider spending a bit of money on decoration, repairs and furnishings.

Finally you are going to need to spend some money not only on the estate agents fees but also on surveys and legal fees but spending money should help make money.
